The property is located in Loughton in the Epping Forest District of Essex in close proximity to Loughton train station. It is a 3 bedroom end of terrace new build property aged approximately only 15 years.
The brief for this project is to construct a loft conversion with two new dormers under permitted development to allow for an additional bedroom with an ensuite and storage for the family.
The first floor of the property has one master bedroom with an en-suite and two smaller bedrooms with a shared family bathroom. The property is visually divided in two creating one large and one small loft space.The main loft will be converted to house an additional bedroom with an en-suite.

The new stairs are designed to replace the existing storage space in the second bedroom which is compensated with the proposed generous storage space in the loft.
The new main dormer would provide the loft with enough headroom. The narrow loft presented a challenge in designing the layout which had to provide a space for a double bed.As the proposed room has a width of only 2.6 m, a 1.9 long bed had to be specified to allow for enough room for circulation. The en-suite shower room has been strategically placed at the front to take full advantage of an opening window to let in natural light and ventilation.
The bedroom benefits from a good amount of natural light. Juliet balcony with 3 sliding contemporary thin panels is designed on the south-east side of the property. The sliding panels have been chosen as a solution to the narrow space. Additionally, a large velux rooflight will be placed on the north-west side to allow for additional daylight.
The second smaller dormer presents 5.9 sqm of storage space accessed from the bedroom. A small window will ensure that the space is lit and ventilated.
