The property is located in Southern London and under London Borough of Lambeth. It is a 4 bedroom detached house built in the 1930s in close proximity to Ruskin Park.

ADL was appointed to reflect on a obtained planning approval for a part 2 part 1 storey rear extension. The proposal was redesigned to meet the client’s needs and a new householder planning application has been submitted. A loft conversion under permitted development standards has also been submitted for the hip to gable conversion with two side dormers.

On the existing ground floor there is a studio, kitchen and living rooms which are connected to a conservatory. There is also a garage which is planned to be converted into a habitable room. 4 bedrooms occupy the first floor of the property.

Existing Drawings

The proposed 4.5 m rear extension will create kitchen and dining space with 3 skylights proposed on the pitched new roof. It is proposed for the wall separating the extension and the lounge to be demolished to create an open plan kitchen/dining and living space.

The extension is to be constructed by a full fill cavity wall with generous insulation in place to ensure thermal comfort in the space. The walls would be externally rendered to match the existing.
