The first step our team will conduct is a land valuation appraisal on the actual feasibility of the site for a property development purpose, portions of land developable and ultimately the value of the plot.
There is not a one fit approach for land development. Every plot is unique in their own way, and our team proposes a fully complimentary appraisal, helping landowner realise the potential of their land.
We would then either send across the appraisal via email, or organise for a site meeting / call (next step).
Further to the appraisal preparation and preliminary conversation with the site owner, if there is confirmation from our team on feasibility for development, we would organise for a site visit to introduce our company, approach, timescales and details to the property development proposal.
The site meeting is an early interaction, where someone from our team will visit the plot and explain our approach and offer (next step).
STPP stands for “Subject To Planning Permission”. This is the normal form of offer we would propose for a property development project.
Further to the previous steps (land valuation appraisal and site visit), if the site is a good fit and has feasibility for development, we would submit a formal offer to purchase the plot or part of the plot within 18 months from papers signed.
The owner has the opportunity to explore the offer with his own solicitors or advisors, and if all satisfactory, the process can move to the next step.
One of the unique points of our firm “ADL Design & Build Ltd” is that we have an in-house design team.
We cover the full expenses and hustle of gaining planning permission for the plot, dealing with the local authority and all the procedures.
Once satisfactory planning is granted, we would then look to exercise the option to purchase the land subject to planning within the established timeframes.
If planning permission is granted by the local authority and satisfactory, our team would then organise for the completion purchase of the land / property with planning at the price agreed.
This procedure would be carried professionally by specialised solicitors from the formal offer submission to completion and transfer of deeds.
Transfer of funds at the price agreed will be commissioned and sent across to the owner, as part of the legal procedures.
Emiljano is the managing director and founder of ADL Design & Build. He has a true passion for good quality design and developments in the residential sector. After having worked on 85+ different houses and 15+ new dwellings, he set-up “ADL” with the objective of creating a leading firm in the property sector within the London and England national wide area.
Vate is the site supervisor and quantity surveyor in our in-house development projects. He has a wealth of knowledge within the construction sector and a life-time of experience throughout Italy and England sites and methods.
Agostin is the head of building services, plumbing, heating and electrics in our in-house development projects. He is a qualified plumber and passionate about eco heating systems, sustainability and traditional gas systems
Mariyana is RIBA 2 qualified in the architecture sector. She is the lead designer and is well integrated in all our projects, from a planning perspective also. With a very good understanding of planning rules and local design guidance, she is able to identify the true potential for development within sites and properties.
Rizwan is head of marketing. He manages relationships with clients and partners, supporting the growth of the ADL Design & Build group. He has passion towards branding and the importance of it when building a firm with national recognition.
We cover areas within the Greater London M25. however, we often expand our radius to surrounding towns outside the M25.
Vate, the dad of Emilio, has been in the construction trade for over 25 years and our team combined has a wealth of knowledge in the design and build process of properties.
Normally, it’s Emilio who organises the site visits and conducts them. Vate and Agostin are more focused towards the live projects currently under development, while Emilio covers the architectural side and meetings.
The ADL team covers completely the planning costs, preparing all the drawings and documentation required, paying the council fees and additonal consultants who may be invovled. This process begins further to the STPP offer submission and agreement paper signed with the site owner.
The normal STPP offer timeframe is 18 months. However, if the application is still live into planning after 18 months, due to potential delays in the council department, the option would be extended by 3 months.
The agreed purchase price will be transferred further to the planning approval and at the exchange stage.
